Due diligence audits are used extensively, in the UK and abroad, by both vendors and purchasers as an effective tool to assess the environmental status of property, land, companies, and specific assets.
The Millard Consulting auditing service can fully assess all the risks and liabilities associated with commercial and industrial businesses and their assets.
This service includes the identification and assessment of latent environmental damage, regulatory non-compliance and the potential for third party liabilities; in line with current environmental legislation. Other, specific, due diligence services, focussing on physical constraints, can include:
- access – how the existing highway infrastructure can support the proposed use of the site.
- drainage - how the site will be drained and where outfalls, for both the foul and surface water, are located. A drainage strategy can then be developed, from this information.
- services – the location of main utilities for the site and their capacity. What reinforcement of the utilities is required Are the existing services affected by the site and therefore require diversion.
- flooding – whether the site is in a floodplain and, if so, whether the site can be developed and what methods could be used. This also links into the drainage strategy as any site greater than 1.5Ha needs a PPS25 Fllod Risk Assessment (FRA), to ensure that the surface water run-off is contained on site.
- transport – including the transport network, whether it can provide a sustainable means of transport for the site and improvements that could be made to encourage non-car based travel.
- contaminated land – how the historic and current uses of the site and surrounding area can impact on the potential for future development and cost implications for remediation.

Kinghorn Tannery
Kinghorn Developments
Kinghorn is situated on the south Fife coast, north of Edinburgh. The tannery site is located on the north west side of the town on both sides of the B293 and is bounded by a, Grade A, burn to the south.
The two sites have very different characteristics, the southern site having been used previously as a munitions storage facility, chicken farm, candle factory and most recently, a leather enabling works.
Millard Consulting is working with our client, Kinghorn Developments, to transform this brown field site, providing 148 new homes, in the form of town houses.
Services provided include survey, assessment and design work for:

Barkley Projects
To assess the viability of the site for residential housing, a Phase I Environmental Risk Assessment was completed in line with guidance document PPS23: Planning and Pollution Control. In addition to this a drainage study was undertaken to determine how the site could be drained.
Work comprised of a comprehensive desk top study to identify sources of potential contamination, enabling a Phase II Site Investigation to be undertaken.
With the aid of sewer records and topographical survey a comprehensive drainage investigation was undertaken. This work allowed the Millard team to determine the optimum drainage solution.
